This compares against all new tenancies in your suburb, of every size. A large house will sit above the median for good reason — use the bedroom breakdown on your suburb page for a closer match.
A rent above the local median is not automatically unfair — a newer, larger or better-located property genuinely commands more. But if your rent sits above the upper quartile for your suburb and the property is ordinary for the area, you have a factual basis for a conversation at renewal.
Tenants can also apply to the Tenancy Tribunal for a market rent assessment. Tenancy Services publishes guidance on how rent increases work, including the twelve-month minimum between increases.
